If you are in the market for your perfect rental home, you have come to the right place. As a prospective tenant, we can help you through the process of finding and applying for the home of your dreams. Once you are a resident, we have a suite of tools to make your rental experience the best it can be.

Application Guidelines

We offer convenient online applications through our listings. To apply for a property, view our Available Inventory and when you have found a property that interests you, simply click the “Apply Now” button on the listing detail page to begin the process.

TopFlight Qualifies Applicants on the following Criteria:

• Credit

  TopFlight will work with a credit score as low as 500, however we look at the overall lines of credit, balances and payment history when making our decisions. Having a 500+ Credit Score will not automatically approve you.

• Rental History

  TopFlight checks previous rental history, we check for Payment History, care of the home, any evictions or monies owed. If rental history is not available or unable to be provided that could result in a denial or higher required deposit.

• Criminal Background Check

  TopFlight completes a criminal background check on all adults that will be occupying the property. TopFlight will allow non-violent felonies that are a minimum of 5 years old, all other must be 10 years or older. Drug manufacturing and distributing felonies are subject to denial regardless of the age.

• Income

  TopFlight Requires the NET Monthly Income to be 2.5X the rent amount. TopFlight only combines the income of married couples. Non-Married Couples are considered roommates and must individually meet our qualifications. TopFlight will not accept screenshots as proof of income, you must be able to present paystubs, bank statements, completed tax returns and/or award letters. Verifiable Job Offer letters may be accepted, however you may be subject to a higher deposit.
